At Azul Realty Management, we are committed to providing beautifully maintained homes designed for comfort, safety, and exceptional guest experiences.
By completing a reservation, you agree to the following Terms & Conditions.
- Reservations & Payment
A reservation is confirmed once payment is successfully processed and a confirmation email is issued.
We reserve the right to cancel reservations in cases of declined payments, suspected fraud, or violations of these terms.
- Security Deposit
A $1,000 security deposit is required for all reservations.
The deposit is held to ensure the home is respected and maintained according to these Terms & Conditions. The deposit will be returned following checkout inspection, provided there are no damages, violations, or additional charges incurred during the stay.
Partial or full forfeiture of the security deposit may occur in the event of:
- Excessive damage beyond normal wear and tear
- Unauthorized parties or events
- Illegal activity on the premises
- Smoking violations
- Unauthorized pets
- Violations of occupancy limits
- Violations of HOA or community regulations
- Excessive noise complaints
- Tampering with security devices
In serious cases, violations may also result in immediate termination of the stay without refund.
- Cancellation Policy
We understand that plans may change. Our cancellation policy is structured to be fair while allowing us to manage our calendar responsibly.
- 30+ days before arrival: Full refund
- 15–29 days before arrival: 50% refund
- 14 days or less before arrival: Non-refundable
All cancellations must be submitted in writing.
We strongly recommend purchasing travel insurance to protect against unforeseen circumstances.
- Flexible Rebooking Option
If cancellation occurs within 14 days of arrival, guests may request to apply their payment as a one-time credit toward a future stay within 6 months of the original arrival date.
Rebooking is subject to availability. Rate differences may apply.
- Weather & Natural Events
In the event of a mandatory government evacuation order affecting the property location, guests may choose to:
- Rebook without penalty, or
- Receive a refund for unused nights during the evacuation period
Refunds will not be issued for voluntary cancellations due to weather, airline delays, personal circumstances, or other travel disruptions.
- House Guidelines
To maintain the quality and comfort of our homes:
Occupancy
Occupancy limits must be strictly observed.
No Parties or Events
Parties and events are not permitted.
Illegal Activity
Illegal activity of any kind is strictly prohibited and will result in immediate termination of the stay without refund.
No Smoking
Smoking of any kind is not permitted inside the property. This includes cigarettes, cigars, vaping devices, marijuana, or any similar products.
Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM daily. Guests agree to maintain respectful noise levels during this time.
No Pets
Pets are not permitted unless pre-approved in writing prior to arrival. Unauthorized pets may result in additional cleaning fees and/or forfeiture of the security deposit.
Service animals are accommodated in accordance with applicable law.
No Third-Party Bookings
Reservations must be made by the individual staying at the property. The primary booking guest must remain present for the duration of the stay. Reservations may not be transferred or subleased.
- Security Cameras
For safety and property protection, exterior security cameras are installed at entry points and outdoor areas.
There are no cameras inside the home.
Tampering with or disabling security equipment is strictly prohibited and may result in immediate termination of the reservation without refund.
- Property Care & Damages
Guests agree to maintain the property in good condition during their stay.
Any damages beyond normal wear and tear may be charged to the payment method on file if costs exceed the security deposit.
- Maintenance & Access
If maintenance or emergency access is required, we reserve the right to enter the property as reasonably necessary.
No refunds will be issued for temporary issues that are promptly addressed.
- Liability
Guests assume responsibility for their personal safety and belongings during their stay. Azul Realty Management is not responsible for accidents, injuries, loss, or theft occurring on the premises.
- Force Majeure
We are not liable for circumstances beyond our control, including but not limited to natural disasters, utility outages, government actions, pandemics, or other unforeseen events.
- Governing Law
These Terms & Conditions are governed by the laws of the State of Texas.
- Agreement
By completing your reservation, you acknowledge that you have read, understood, and agreed to these Terms & Conditions.
